A new residential townhome development called Piraeus Point is coming to the Leucadia community of Encinitas. The project features 134 modern townhome-style units, each designed with 9-foot ceilings and spacious layouts. Piraeus Point will be developed on currently vacant land located east of Piraeus Street and south of Sky Loft Road, adjacent to Interstate 5. Future residents will benefit from access to the highly rated San Dieguito Union High School District and Encinitas Union Elementary School District. Families with young children will appreciate the walkable proximity to Capri Elementary School. The community also features convenient access to major thoroughfares, shopping, and dining, while being just minutes from Encinitas’ stunning beaches and vibrant downtown.

Plan 1 – One-Bedroom, One-Bathroom (48 Units)

Each 784-square-foot unit is designed for efficiency and comfort.

• The first floor features a one-car garage with overhead storage, leading into a foyer with stairs to the main living space.
• The second floor (377 square feet) includes an open-concept kitchen and great room, maximizing natural light and space.

• The second floor (545 square feet) features an open-concept kitchen and great room, a powder bath, and a 68-square-foot deck.
• The third floor consists of two bedrooms, including a primary suite with a walk-in closet, double vanity, and shower. A hall bathroom serves the second bedroom.
• The rooftop deck spans 311 square feet, providing ample outdoor space.
• Each unit is assigned two parking spaces.

Plan 3 – Three-Bedroom, Two-and-a-Half-Bathroom (54 Units)

The largest units, at 1,404 square feet, are ideal for larger households.

• The first floor includes a two-car garage with storage and a foyer with stairs leading up.
• The second floor (611 square feet) features an open-concept kitchen and great room, a powder bath, and a 79-square-foot deck.
• The third floor has three bedrooms, with the primary suite featuring a walk-in closet, double vanity, and shower. The two secondary bedrooms share a full hall bath.
• The rooftop deck ranges from 268 to 372 square feet, depending on the unit.
• Each unit has two dedicated parking spaces.

Lennar purchased the development site for approximately $26.5M in 2022. This equates to a land acquisition cost of slightly under $200k per unit. The most comparable nearby development is the newly built Fox Point Farms by Shea Homes. Their condos and townhomes have sold from the $800s to as high as $1.55M for a 3 bedroom condominium. Pricing for the Piraeus Point townhomes is likely to be within a similar range.
